I actually found it quite pleasant to live here, despite this place having bad reviews! It's not the newest or nicest, but it is larger than many apartments in Westwood, the landlord Oliver and maintenance staff are polite and responsive, and it is a quiet building without many noise disruptions. Rent was fairly cheap and we got 2 free parking spots. We did have mold and gas leaks (they were fixed immediately) but never had problems with pests. I would honestly recommend it, kind of a quintessential college apartment.
This building isn't the worst in Westwood, but you can easily find other buildings that are cleaner, newer, and with better management in a similar price range. The management is shady as hell and leaves paper notices about shutting off the water around the building and will never respond to your emails- calling you instead to avoid any written trace. The elevators are super slow, it costs $5 to do a complete load of laundry ($2.50 EACH washer/ dryer), and my clothes never come out fully clean. The building itself is also very dirty. The only upside is it's pretty spacious for what you pay.
DO NOT LIVE HERE. Fuck this apartment complex and their shady management that does illegal shit. They evicted my friend during eviction moratorium and refused all forms of contact whatsoever. They lied and said they left voicemails, but all of the people involved said there were NO voicemails and they also refused to reply to any emails. They also sent people to call and threaten ex-tenants even though they were the ones breaking the laws. They make the piss poor excuse of "not receiving your call" all the time. You know it's bad when so many tenants I know living here have a poor opinion of the current manager, Fariba.
DO NOT LIVE HERE IF YOU PLAN ON EVER TALKING OUT LOUD IN YOUR APARTMENT OR WATCHING TV ABOVE VOLUME LEVEL 5. We didn't listen to the previous reviews because they were about a different landlord, but apparently this building has a pattern of picking terrible landlords. Fariba is just as bad and repeatedly comes to our door even when it's just the four people who live here and we are literally in bed with one person watching TV in the living room. She has zero tolerance for even normal levels of noise, and she will literally force you to make your guests leave and WATCH THEM WALK OUT. She also ILLEGALLY did not have lights in the pool for most of last year. Additionally, bugs crawl out of the hot tub everytime you turn the bubbles on, it's warm and not hot, and the pool is freezing 98% of the year. There's also no consistency between apartments - some have brand new appliances whereas ours had old, small, and easily broken appliances. Unless you enjoy living in complete silence, please for the love of God, pick a different apartment.
Please don't get scammed like I did. Do not live here at all costs, it will never be worth it. Living here was absolutely horrible. The management preys on students and steals whatever they can because they know they can get away with it. The apartment was given to us in disgusting condition, and they had the audacity to take a thousand dollars out of our security deposit for a cleaning fee and paint touch ups, when we returned the apartment in better condition than when it was given to us. The managers are completely rude and ridiculous. I had to pay hundreds of dollars for having more than 2 people over at my apartment. When they came over to kick my friends out, they flashed red and blue lights to impersonate being a police officer and intimidate us. The icing on the cake was when they charged us $250 for a couch in the garage that was not ours. After weeks fighting that charge, they finally dropped it. Their audacity was astounding. I would sooner kill myself than live there or interact with their management ever again. They are scamming students and that is not okay. I have felt personally and financially attacked and it is an experience that has forever left a sour taste in my mouth and anger in my heart at how they were somehow allowed to carry out their business this way. If it wasn't clear enough, DO NOT LIVE HERE.
First of all, NEVER LIVE IN THIS APT unless you want to ruin you entire school year. My experience with this apartment was horrible and my biggest mistake was being fooled by Oliver’s words. As the review below said, he is a stupid poor Persian boy working at his dad’s apartment and likes to get money from students. The only time he was kind was the day we toured the apartment and signed contract.
• The apartment SEEMS CHEAPER than other apartments nearby but not at all. I also thought it was cheap and he said utilities are gonna be less than $50. But I had to pay almost $200 per month for water, electricity, trash, and so on. The parking is also additional $175 per month. He receives $700 per additional person per month and $350 for sublease fee per person. Even lundry is more expensive than other apartments! Never be fooled by rent that seems to be low because it does not include anything at all and they are so unreasonable and stupid.
• I had several bed bug issues and Oliver blames me for bringing them into the apartment. I had to get bed bug inspection and the inspector looked around the house and he said it seems like they are coming from neighbors. My whole body was bitten and got swollen by bed bugs for few months.
• One of the most stressful thing was that I can hear everything from upstairs. Everytime somebody walks, I can hear it so well that I can not fall asleep or I had to wake up early in the morning. It doesn’t seem like a big deal but it was really stressful. I had really hard time falling asleep and suffered from insomnia for the entire year
• Also, they desucted $1500 from deposit for no reason. I understand with last month untilities fees and some janitor issues, but we never did anything to the wall but they deducted $300 for painting the walls, $500 for random rent balance due that we don’t even know.
Tha apartment is horrible, management is stupid and I regret for living in this apartment so much. Please don’t ever live here, tell your friends not to live here please. I don’t want this stupid building to get money from students.
I know this is a long review but it's thorough, know what you're getting yourself into before you commit to this place:
My roommates and I picked this place for the parking spots included in the rest. if he doesn't give you two parking spots for free with your apartment in your rent then you're getting ripped off, because the parking lot is more often than not empty (two floors). I would also recommend just being extremely wary of what is written in your lease and not been intimidated by the landlord and management because my apartment needed a toilet repair and we only have one toilet, when we called Oliver he said we would have to wait 48+ for his plumber to arrive. when we called a different plumber on our own (we really need a toilet, duh), Oliver refused to cover the cost. He also refused to acknowledge that he made us wait 48+ hours for a major repair (he could get reported for doing this, do your research and keep your landlords accountable!!) and then he refused to speak with us about it, only giving us the corporate email and telling us to essentially get lost. corporate is also slow to respond and didn't agree to reimburse us until we threatened legal action and to report the building to the LA county consumer and business affairs department. they still only reimbursed us half of what the cost of the plumber was. I would just say that if you're going to ask anything of the landlord, HAVE EVIDENCE of everything that transpired (use email instead of phone calls, take pictures, write the time and date, have witnesses, and if necessary, record conversations) because corporate will try to scare you with legal nonsense if you do anything "technically" against the lease, but leases are not airtight and there are standards of habitability that are expected from landlords. overall a nice place to live if you don't mind the landlord and if you don't end up needing a lot of repairs.
Rent was $2950 for a 2 bed 1 bath but its gonna keep going up obviously. Keep in mind the laundry machines cost $10 to buy a card to operate them, and then one load of wash and dry costs $5 (and you can only use cash for the machines to buy the card and to load the card with money). the machines are usually broken or defective and will resultantly ruin your clothes so be careful, the tenants will usually warn each other which machines not to use. water, gas, electricity, and trash services are not covered in the rent, neither is wifi, so you'll end up paying about $100 more than your rent per person when you divide all the costs. some apartments have centralized heating and AC, and some just have a small AC box in their window so it depends on which apartment you get. Oliver is straightforward and respectful when he speaks to you but he is kind of slippery: he'll say one thing to you and then backtrack on his word. multiple people I know in the apartment have dealt with this issue so hold him accountable to the things he says and make sure your interactions with him have a paper trail. He seems like a guy who says things to be nice but he doesn't know what he's talking about. Don't be fooled by his upfront kindness, he will leave you high and dry to avoid his own ass being chewed out by management unless you have email proof of something he said.
It is my greatest mistake to live here. Oliver is extremely sensitive. He is only nice when you sign up with lease. I did not know that he is the son of the landlord until I saw the review on the bottom. This explains everything. When my roommates and I came on first day, there were bedburgs. He initially did not take care of that issue until one of my roommate's parents complained. Also, the power often turned off.
Also, before livign here, keep in mind that they charge 350 dollars for subletting your spot on summer.

Oliver has been nothing short of impressive and accommodating. Our apartment is great, we had a minor issue with the refrigerator and got a brand new one literally two days later. The building is also pretty quiet.
Oliver (the "landlord") is a pathetic little Persian boy who works at Daddy's apartment complex and makes money by collecting money at the end of every month. He and his father don't care about the tenants and skimp as much as possible with everything in the complex. He told us that everything would be new when we moved in. Not even. Just the same outdated grandma appliances that have probably been here since they opened. They didn't even bother cleaning up the place before we moved in. And they also couldn't even fathom hiring good painters. You know the bolt whatever thing that comes out of the door and into the frame? They literally painted OVER the bolt so it kept getting stuck whenever you closed the door. I had to literally chisel the bolt out so I wouldn't somehow be trapped in my room because of some motherfucking paint job. Parking also isn't included with rent. It usually is, and if it isn't, the price is usually somewhat reasonable. Oliver wanted to charge people upwards of $100 a month for a spot. The garage is 2 floors and probably could offer everyone a spot. But they just want the money. The parking lot is literally SO empty and street parking is a horrendous bitch, Honestly, if he lowered the price of parking spaces, he probably would earn more money than he currently is charging his obscene price. Everything in our apartment kept breaking and we'd have to constantly put in work orders. In the kitchen, there was this little spout thing next to the sink faucet, and whenever we used the dishwasher, it would randomly spew out a rapid stream of water now and again. Like WTF? It's all just really shitty. I have a lot more to say, but what I already have said seems enough of a deterrence for anyone wanted AT LEAST a decent place to live in this shitty college apartment cesspool known as North Village.
